There were 1219 properties sold in the Hamilton - Burlington Real Estate Board in August which is a 1.9% increase compared to August 2013. There was a decrease of homes coming on the market of 5.5% from last year and the end of month inventory was just over 10% lower. This is showing what a strong summer it was this year and that we still have a very low inventory of homes for Buyers, especially First Time Homebuyers, to pick from. The average days on the market decreased from 45 to 41 days in the freehold market and from 45 to 39 days in the condominium market when compared to the same month last year.

Looking at things overall year to date, listings are up 1.8% over the same period a year ago, sales are 6.4% higher and the average sale price is 5.4% higher for the period. What does this mean to you? It's still a Sellers Market! The houses that are listed for sale for fair market value and are in good shape, are getting pretty close to their asking price and in some cases, are getting multiple offers (more than one Buyer putting in an offer).
