MLS LISTINGS SOLD in Hamilton Ontario Delta Neighbourhood near Gage Park and Ottawa StreetLow Listing Inventory so far in 2014 is fueling the Sellers Market to continue! January 2014 showed to be busy in and around Hamilton Ontario, despite the cold and the snow, with The REALTORS® Association of Hamilton-Burlington (RAHB) reporting 781 property sales through the RAHB Multiple Listing Service® (MLS®) system. This represents a 2.8% increase in sales over January 2013.

There were 1496 properties listed in January, a decrease of 9.5% from the same month last year. The overall Average Sale Price of $395,445 was 9.3% higher than last January.

West Hamilton had 38 sales in January 2014, just one up from January 2013, with an average sales price up $23,086 to $323,745. The 3 districts that make up West Hamilton are The Southwest, district 12 (Locke, Aberdeen, Durand, Kirkendall) came in with only 12 sales in January and a lower than normal average of $263,208. Westdale/Anslie Wood, District 11 (McMaster University and McMaster Childrens Hospital, Westdale Village) was very busy with 18 sales at an average of $393,467 and an average of only 17 days on the market. This area of West Hamilton is fueled by the Student Housing market near the University at this time of year, and will probably stay busy throughout February and March. Bayfront and Downtown, District 10 (Bayfront Park, Strathcona Neighborhood, James Street North) had just 8 sales and an average of $257,675 which is showing a lot of growth in this Up and Coming Hot Neighbourhood!

Hamilton Mountain showed very strong numbers in 2014 so far with 91 sales, and an average sales price of $303,454...which shows you can still get an Affordable Home in a great neighbourood in the city on the escarpment. Perfect for First Time Buyers! One of the hottest areas on the Mountain is District 15 on the West Mountain, which is North of Mohawk and West of Upper James. Three of the strongest neighborhoods are Mountview, Westcliffe and Buchanon Park (which is tucked in behind Hillfield Strathallen College and Mohawk College). There were only 13 sales in January showing a great need for good Listings!
