Busy SUMMER = Continuing Sellers Market! August 2015 Stats from the Hamilton - Burlington Real Estate Board (RAHB - Realtors Association of Hamilton Burlington) which covers many areas including Dundas, Ancaster, Stoney Creek, Glanbrook, Caledonia, Waterdown, Grimsby Ontario, to name a few, report 1300 property sales, which is 7.2% increase in sales compared to August of last year, and 12.2% higher than the 10 year average! 1833 Properties were listed for sale in August, a 16.9% increase over last August.
The average days on the market decreased from 41 to 36 days in the Freehold Real Estate Market and from 39 to 38 days in the Condominium Market over the same month last year.
Year to date the average sale price is 9% higher for this period and sales are 11.6% higher, with listings only 7.2% higher.

September is the month to buy a house and move in before the end of the year!
Many people ask what is the best time to buy a house and the best time of year to sell a house.. Spring is when most of the new listings come out for the year and the second highest anount of listings is the fall. Once everyone is back to school, summer holidays are over, and the long weekend is done in September, people start putting their houses and condo townhomes up for sale so they can get moved in before the long winter comes. That means that if you are planning to buy your first home, or perhaps sell your current house and move into a bigger, or smaller place, now is the time. If you are buying, make sure you get your Mortgage PreApproval done soon, so you are ready to go.
