Hamilton-Burlington Ontario: More Record Breaking Sales Reported! Year to date, sales are up 14% compared to the same 6 month period in 2014 with the average selling price up 8.4%, and listings are 7.1% higher than last year. The average residential sales price 2015 year to date for Residential Properties is $475,111 compared to the same period in 2014 at $435,223. That’s an increase of almost $40,000! For Condominiums, it is $308,889 compared to 2014 $287.095, an increase of just over $21,000.

June 2015 saw a 31.2% increase in sales over June of 2014 which is 43% above the historical average for the month! Properties listed for sale saw a 12.9% over the same month last year. CEO Ross Godsoe of the Hamilton-Burlington Real Estate Board (RAHB - Realtors Association of Hamilton-Burlington) said "The real estate market exploded in June…

(RAHB - Realtors Association of Hamilton-Burlington) said "The real estate market exploded in June…We saw more areas throughout Hamilton in particular where homes sold at or above list price as an average – not just in isolated cases”. There were 2062 property sales processed through RAHB which set another new record, beating the one set in May 2015 of 1810.

Ross Godsoe also says “Inventory is extremely low. We are deep into a sellers’ market right now. The two main indicators are the sales-to-listing ratio, which is high at almost 85 per cent in the residential market, and months of inventory. Right now we have less than two months inventory. That is extremely low when you consider that a balanced market has five to eight months of inventory.
